NEIGHBOURHOOD

Terms of Use

1. What Neighbourhood is

Neighbourhood is a website where landlords list homes for rent and shortlets, tenants find them and message landlords directly, and neighbours talk in the community feed. By creating an account or using Neighbourhood, you agree to these terms and to our Privacy Policy.

Neighbourhood is a meeting place. Any tenancy or booking is an agreement between the tenant and the landlord. Neighbourhood is not a party to that agreement, does not act as anyone's agent, and does not inspect or guarantee any property.

2. Your account

You must be at least 18 years old to use Neighbourhood. Give your real name, a working email address and your own Nigerian phone number. Keep your password private; you are responsible for what happens on your account. If you think someone else has used it, reset your password straight away and tell us.

Your name, @username and profile picture are visible to other people on Neighbourhood. Choose a username and picture that don't pretend to be someone else and aren't offensive.

3. Listing a home

If you list a home, you confirm that you own it or have the owner's written permission to let it. Your listing must be accurate: real photos of that home, the true price, the real location and every charge a tenant will have to pay. Don't list a home that isn't available.

Landlords must add the bank account that will receive payments. The name on that account is shown to tenants when they pay. Changing it needs your password, and payments pause for 24 hours after a change to protect you and your tenants.

4. Fees we don't allow

Neighbourhood exists to remove middlemen. On a home found through Neighbourhood:

If anyone asks you for a fee that isn't allowed, or asks you to pay outside Neighbourhood to avoid these rules, please report the listing. Landlords who break these rules may be removed and may face legal action.

5. Renting a home

Inspect before you pay. Visit the home, meet the landlord and check that it matches the listing before paying. Neighbourhood will ask whether you have inspected, and will warn you if you haven't. If you choose to pay without inspecting, you do so at your own risk.

Once rent is paid through Neighbourhood, the home shows as occupied to others for the rent period. When the period ends, the landlord decides whether the tenancy continues (you can then pay the renewal on Neighbourhood) or the home is listed again. The tenancy itself is governed by your agreement with the landlord and by the tenancy law of the state the home is in.

6. Shortlets

A shortlet booking starts as a request. It is only confirmed when the host accepts it and you pay. You can cancel a pending or unpaid booking from your profile. After you've paid, changes and cancellations are agreed between you and the host; message them through Neighbourhood so there is a record. Hosts must honour bookings they accept.

7. Payments and our fee

Payments are processed by Paystack, a licensed payment company. Neighbourhood never sees or stores your card details. When you pay rent or a booking:

Paying through Neighbourhood gives you a clear record, keeps the home reserved for you while you pay, and lets us help if something goes wrong. We can't help with money paid outside Neighbourhood.

8. Refunds

Because rent goes directly to the landlord, Neighbourhood does not hold it and cannot reverse it on its own. Refunds of rent or booking money are between you and the landlord or host, under your agreement with them. We will help by sharing the payment records and contacting the other person, and we may remove landlords who refuse a refund they owe.

We refund our ₦5,000 service fee if a payment went through for a home that someone else had already taken, if you were charged twice for the same thing, or if we made a mistake. Otherwise the fee is not refundable once your payment has gone to the landlord.

9. Community rules

The community feed is for neighbours. Don't post:

You keep ownership of what you post, and you give Neighbourhood permission to show it on Neighbourhood for as long as it stays up.

10. Reviews

Only people who actually stayed in a home can review it. Reviews must be honest and about your own experience. Don't post fake reviews, pay or offer anything for reviews, or pressure anyone to change one. Landlords may reply once to each review, politely.

11. How we enforce these terms

If something breaks these terms, we may remove the post, review or listing; hide a listing while we look into it; send a warning; or block or remove the account. We usually tell you why. If you think we got it wrong, contact us and we will look again.

12. What we are not responsible for

We work hard to keep Neighbourhood safe, but we can't check every person, home or post. To the extent the law allows, Neighbourhood is not responsible for the condition of any property, for what landlords, tenants, hosts or guests do, or for losses from dealings that happen outside Neighbourhood. Nothing in these terms takes away rights you have under Nigerian law that can't be taken away.

13. Closing your account

You can delete your account at any time from your profile page. Some things have to be sorted out first, such as a tenancy that is still running or an upcoming stay. What happens to your information is explained in our Privacy Policy.

14. Changes and contact

We may update these terms as Neighbourhood grows. If a change is important, we'll tell you in the app before it takes effect. These terms are governed by the laws of the Federal Republic of Nigeria.
